 Multiple Listing Service (MLS)
Your property will be input into the MLS Database of the
Nevada County Board of Realtors within 24 hours of completion
of the listing agreement. This ensures exposure to all members
who have computers and are receiving the monthly MLS
publication. We take pride in the attention to detail we provide when
entering your property data and photos into the MLS. Our intent is
to make a positive “first impression” to buyers and agents alike.
 Access To Your Property For homes, automated lockboxes will be placed on your property with keys for access. These new lockboxes allow us to track who has actually been at the property as each agent has a special code, which allows them access. For land listings, we will detail maps and signs that make getting to the property easy.
 Sign Installed and Photos Taken within 72 Hours Landmark Properties has a contract with Sam Crowley of Sign Services. Our sign company provides signs, arrows and flyer boxes in a timely, professional manner. We provide high quality, professional digital photos for the Web Sites, flyers and other advertising resources.
 Group Office Tour We promote our own listings within our office by:
- Placing your property on the “New Listing Board”
- Comparing your property to the “Needs And Wants Board”
- Networking with other agents every Wednesday morning at the office meeting.
After the meeting, the office caravans to the newly listed homes and preview each of them. Agents supply feedback as to the selling points and make suggestions as to how to better market the property. We will forward any pertinent information to you as it comes to our attention.
Multiple Listing Tour
This tour opens your home for preview by other agents and members of the multiple listing (ie; appraisers and lenders). Currently there are over 600 active members of the Nevada County Multiple Listing Service System. The agent members (approximately 400) are one of our main resources of business since they work directly with buyers every day. Agents know the market and first impressions are important. When on the MLS tour, we need to make a lasting impression. With proper pricing and presentation, we gain maximum exposure to other company’s real estate agents. Pre-tour meetings every Wednesday also give us a chance to directly market your property one-on-one with the local Real Estate community.
Advertising on A Weekly Basis
Land & Homes, The Real Estate Showcase and Gold Country Homes Magazine are our main source of print advertising. In addition to the standard real estate marketing we also provide some innovative additions, such as mass email to buyers and out-of-town agents as well.
World Wide Web Site within 72 Hours
My Website www.nevadacountyre.com is one site where your property is displayed. Other sites include www.realtor.com, which is the largest Real Estate website in America, and www.landmarkproperties.net, which is our company website. If you do not have access to the Internet, stop by the office any time and ask us to show you the ropes. We receive many “hits” from prospective buyers on this innovative site. Our office was formed with a “team approach” in mind. We all support each other in selling your home. Often the other owners and agents will advertise your property on their sites and/or assist in presentations on your behalf.
Just Listed Cards Mailed
All surrounding neighbors are contacted with prominent “Just Listed” cards. Many times neighbors have friends or relatives who want to relocate to this area.
You Will Hear From Us on a Regular Basis
We will keep you posted on all agent showings by giving you their feedback. You are part of the team.
- When an agent shows your property, call us right away. We will get feedback from the agent or answer any questions they or the buyer may have about the property.
- Copies of advertising will also we shared with you regularly.
Your Responsibility to Us
We operate as a team and you are a part of that team. We work hard at marketing your property and ask you to participate by doing the following:
- Complete the Seller Questionnaire
- Call us when the property has been shown
- Keep the property available for showing
- Be open to receive feedback regarding your property
Other
We hand deliver approximately 100 flyers to the busiest agents on our Board of Realtors and include flyers in boxes outside the property for sale.
- Virtual Tour on our Web Sites may be used if feasible.
- Flyers may be emailed to high profile agents in other counties.
